FHA

The Federal Housing Administration (FHA) division's main activity is the insuring of residential mortgage loans made by private lenders. While there are limits to the size of FHA loans, they are generous enough to handle moderate-priced homes almost anywhere in the country.

A FHA loan requires a lower down payment than a conventional loan, and the credit qualifying criteria for a borrower is not as strict. This allows those without a credit history, or with minor credit problems to buy a home.

VA

USDA 0% Down

United States Department of Agriculture provides loans to rural areas designed to stimulate growth in those communities. Areas that are eligible for a USDA Loan include communities located outside of city limits.

FHA 203(K) Streamlined

An FHA 203k streamlined loan allows you to borrow money for simple repairs that can be easily estimated and completed. Many are considered light cosmetic repairs, but some will require hiring a licensed contractor if it falls out of the borrower's area of expertise.

For amounts over $35,000 for major structural changes or repairs to the house,  borrowers need an FHA 203k  program. You must use licensed contractors for all work.

Grant

Loan Web USA's FHA and Conventional Grant Programs provide down payment assistance to borrowers in the form of a gift of up to 5% of the loan amount. The gift amount is completely forgiven immediately. In other words, the borrower is not required to repay the gift amount.

If borrowers have enough cash for a downpayment, the money can be used for closing costs as well. In some cases, the gift money can be used for both a down payment and closing costs!
